Conversion of Downtown 4-Storey Building into GTA’s Largest Veterinary Clinic

About the project

SVB Group is proud to showcase the successful completion of a landmark project for PetNation, a privately owned veterinary clinic located at 445 King Street East, Toronto. PetNation entrusted us with the full transformation of a four-storey downtown building into what is now the largest veterinary clinic in the Greater Toronto Area. Acting as the General Contractor, SVB Group managed the entire scope—from planning and execution to final inspections—ensuring every detail met the highest standards of quality and compliance.

What was included in the project?

This complex renovation involved extensive work across all building systems and interior spaces. Our key deliverables included:

• Roof Repair: Replaced two layers of roofing and installed additional ventilation.
• Electrical Upgrades: Enhanced electrical infrastructure, added workstations, and installed specialized power setups for advanced veterinary equipment.
• Plumbing Enhancements: Installed a new handicap-accessible washroom, staff shower, six sinks, and upgraded drainage systems.
• HVAC Improvements: Upgraded systems to support high-demand areas such as showers and dryer stations.
• Interior Construction: Built cabinet and partition walls to optimize space utilization and workflow.
• Furniture Installation: Assembled and installed over 130 pieces of functional furniture cabinets.
• X-Ray and CT Rooms: Constructed two specialized rooms with lead-lined panels for radiation shielding.
• Painting and Finishing: Painted over 10,000 square feet of interior space, including walls, ceilings, and floors, aligned with the provided design specifications.
• Acoustic System: Installed noise-absorbing solutions for diagnostic and treatment rooms.
• Ceiling-Mounted Fixtures: Installed heavy-duty surgical and diagnostic lights with custom mounting.
• Regulatory Compliance: Coordinated closely with engineers to complete all testing, documentation, and inspections for electrical, plumbing, HVAC, and general construction compliance.

All work was completed in accordance with the Ontario Building Code, and our transparent project management process ensured the client remained fully informed on progress, timelines, and budget. We worked with a network of trusted and qualified subcontractors to maintain quality and efficiency throughout.

Project Outcome?

• The clinic officially opened its doors in April 2025, now serving clients across the GTA.
• The project was completed on time with all inspections successfully passed.
